12,000 baht per month (exclude electric , water and facility price)
(now facility & security price is 20 THB per square meter,
so you must pay additionally 47X20 = 940 baht per month )
deposit 20,000 baht ( return at the end of contract )


u can save at least 24,000 baht per year ( anothers fully furnishedroom in same size at 15,000-20,000 ) , I think it’s fair for u because I don’t have furniture for u. (I have air-conditioner and water heater)

Can’t build-in , any modificate the room and hit nails
